Home Design & Co is a Manhattan based, family owned firm with more than 15 years in NYC’s most selective buildings. What makes a Lincoln Square kitchen renovation different

  • Boards that review in detail:
Condominium boards near Lincoln Center review an alteration application through the managing agent, and a high-rise adds elevator and delivery scheduling on top. We assemble the full submission and deal with the agent directly.

  • Narrow approved work windows:
A Lincoln Square tower runs on one freight elevator shared by every line in the building. Debris out and cabinetry in both need a slot booked with the concierge desk, usually a two-hour window on a weekday, and a slot missed is a day lost. We book the building’s calendar before anything is ordered and stage deliveries to the slots we are given.

  • Insurance requirements ($5 Million+):
We carry the coverage Lincoln Square buildings ask for, with the corporation and the managing agent named on the certificate.

  • Pre-war risers and waterproofing:
Moving a sink or dishwasher in an older line needs engineering sign-off. We file it and hold to the building’s wet-over-dry rules.

  • One service elevator, shared:
Deliveries compete with residents and other trades. We reserve elevator time ahead so a work day is never lost to logistics.

  • A block that never fully quiets:
With Weill Cornell and the Hospital for Special Surgery nearby, neighbors keep irregular hours. We give notice before noisy phases and respect quiet-hour rules.

We deal with each of these before they turn into delays, with one point of contact from filing to final walkthrough. Lincoln Square is part of our wider Upper West Side remodeling practice.

Why Lincoln Square homeowners hire us

There is no co-op board here to convince. What sets your start date is the managing agent’s alteration review, the certificates of insurance the building keeps on file, and how far out the freight elevator is booked. We carry all three so you are not negotiating with the front desk. We also remodel kitchens on Central Park West.

Board packages, start to finish

We prepare the alteration package, carry the $5M insurance coverage boards ask for, and deal with building management directly, so you are not translating between parties.

DOB filings and inspections

Permits filed, inspections scheduled and attended, sign-offs closed out. The city paperwork stays on our side of the table.

A project manager on your building’s clock

Elevator reservations, delivery windows, contractor registrations and debris removal, all planned against the hours your building actually permits.

Lincoln Square kitchen remodeling

A kitchen that fits a pre-war floor plan

Lincoln Square kitchens are usually already open to the living space, built into towers with fixed risers and curtain wall glazing. We rework the run for real counter and storage, add an island where the plumbing allows, and specify cabinetry and stone that survive a building that will not let you back in to redo them.

Custom cabinetry, upgraded lighting and durable stone are specified to survive a building that will not let you back in to redo them.

Bathrooms planned around the waterproofing

Bathrooms in these buildings sit over a neighbor, so waterproofing and the wet-over-dry rule drive the plan before any finish is chosen. We detail the pan and the membrane, then design around them.

We carry the building requirements and approvals through to sign-off, and leave a room that is quiet, well lit and easy to keep.
