    In the Carnegie Hill historic district a permit is two steps, Landmarks first and the Department of Buildings after, and the first step runs on no fixed clock. The buildings here also keep to the school-year calendar of the families in them, which pushes the loud work into the summer. We file with Landmarks early so it is not what you are still waiting on in June.

  • Insurance requirements ($5 Million+):
    We carry the coverage Carnegie Hill boards ask for, with the corporation and the managing agent named on the certificate.

  • Pre-war risers and waterproofing:
    Moving a sink or dishwasher in an older line needs engineering sign-off. We file it and hold to the building’s wet-over-dry rules.

  • One service elevator, shared:
    Deliveries compete with residents and other trades. We reserve elevator time ahead so a work day is never lost to logistics.

  • A block that never fully quiets:
    With Weill Cornell and the Hospital for Special Surgery nearby, neighbors keep irregular hours. We give notice before noisy phases and respect quiet-hour rules.

A kitchen that fits a pre-war floor plan

A Carnegie Hill kitchen usually has the one window the facade will never let you move: on a landmarked elevation the opening, the sash and the through-wall vent stay exactly as they are. So the plan works inward. We keep the range off that wall, vent through an existing shaft rather than cutting a new one, and buy back the daylight by opening the kitchen toward the room behind it instead of toward the street.

Custom cabinetry, upgraded lighting and durable stone are specified to survive a building that will not let you back in to redo them.
