Home Design & Co is a Manhattan based, family owned firm with more than 15 years in NYC’s most selective buildings.     Central Park West co-op boards review an alteration package in detail, and a landmark building adds a further layer of approval. We assemble the full submission and correspond with the managing agent directly.

  • Narrow approved work windows:
    These buildings are built around an interior light court, and the kitchen and service hall of every line open onto it. Sound crosses the court rather than the wall, so the neighbours who hear your demolition are the ones facing you, not the ones beside you. We seal the court-facing openings before the first wall comes down and keep the loud phases inside the hours the building allows.

  • Insurance requirements ($5 Million+):
    We carry the coverage Central Park West boards ask for, with the corporation and the managing agent named on the certificate.

  • Pre-war risers and waterproofing:
    Moving a sink or dishwasher in an older line needs engineering sign-off. We file it and hold to the building’s wet-over-dry rules.

A kitchen that fits a pre-war floor plan

A Central Park West apartment is planned around the view: the park takes the front rooms and their light, and the kitchen went at the back, off a service hall, where neither reaches. The 1920s and 1930s buildings here are rarely square either, with angled corners, offsets around the light court and ceilings that step where the setbacks land. We measure the room as it was actually built rather than to a grid, run the cabinetry along the walls that are straight, and borrow light from the rooms behind instead of pretending the kitchen will ever face the park.

Custom cabinetry, upgraded lighting and durable stone are specified to survive a building that will not let you back in to redo them.
